What you’ll do
It’s safe to say, there’s no shortage of variety in what we do. Here are some key accountabilities of the role:
- Lead the implementation of TJX Canada’s real estate strategy and portfolio management by overseeing market research for regional areas, directing lease negotiations, manage deal closings and asset manage properties across Canada to support and drive corporate objectives.
- Lead, inspire and mentor a team of leaders on relationship management and business acumen and serve as a key resource to answer questions and discuss best practices.
- Accountable for developing and establishing 2 to 3 years real estate vision and strategy; sources new store/relocation opportunities as well as develop and execute strategy for expansions/conversions and on-going real estate management of existing stores.
- Develops effective market strategies and executes action plans by directing and leading external and internal teams that include Real Estate and Lease Administration, landlords, brokers, developers, consultants, architects, engineers, and other professionals.
- Negotiate a wide variety of complex real estate transactions (i.e. amending agreements, leases, assignments, etc.) and related legal clauses (i.e. indemnities, insurance, development and use restrictions, etc.) for prospective new store locations, expansions, relocations, and renewals which satisfy corporate real estate criteria.
- Oversees Real Estate Committee submissions for approval of proposed real estate transactions; partners with Store Development, Store Operations, Finance and Corporate TJX on real estate deals and developments; engages with in-house corporate attorneys to finalize leases/renewals and related documentation for approved transactions.
- Responsible for developing and maintaining industry relationships with brokers, developers, landlords and other retailer to maintain awareness of Real Estate trends, activities, and opportunities.
- Responsible for setting department talent strategy to ensure pipeline of functional capability with diversified talent pool to fill key positions that support current and future needs of department; supports talent development discussions to assist with department succession plans.
What you’ll need
To begin your career with us, we require the following:
- Minimum 8 to 10 years commercial real estate experience including overall responsibility for a retail real estate portfolio including development of real estate strategy, site selection, market analysis, real estate deal making and lease negotiations and minimum of 5 years of team leadership experience.
- Post-secondary education in Business Management or equivalent Real Estate/Legal related experience.
- Strong demonstrated leadership skills with the ability to act as a collaborative partner with senior leaders and positively influence management and staff to act in the best interest of the Company.
- Demonstrated management skills including organizational, facilitation, negotiating skills including conflict management; strong ability to manage time and prioritize multiple priorities and maintain high sense of urgency.
- Excellent consulting skills with proven ability to procure and analyze a range of quantitative and qualitative information and use this in developing strategies, plans, policies, and solutions that meet individual, departmental and organizational needs; demonstrated ability to be creative, resourceful, and pragmatic with a solution-focused attitude.
- Solid organizational development skills including change management, time management; ability to implement and manage details, prioritize, time manage and multi-task under time pressure.
- Strong interpersonal and communication skills; able to develop and building relationships with internal and external partners / team members; able to challenge people, situations, and current thinking effectively and creatively; customer service skills including efficiently and effectively responding to inquires or resolving any conflicts or problems that might arise.
- Excellent people management skills including coaching, providing advice and guidance to Associates to resolve issues/problems, evaluating performance and providing feedback to team members.
- Strong knowledge working and applying technologies.
Salary Range: $133,110 - $201,654 /year
*This represents the expected hiring range and may not represent the full pay range for the position. The salary offered may be higher than the posted range depending on several factors such as relevant skills, qualifications, and experience.
